I got a call last week from a friend of mine. More than a friend, actually, a partner. He had a real estate deal he wanted me to look at, and I happily agreed. It’s not the first time he’s called me with a deal, and it most likely won’t be the last.

Who is my friend and what does this story have to do with private money to invest in real estate? He happens to be one of MY private lenders. I’ve been putting Ben’s money to work for over three years, and my guess is that he’s made, conservatively, over $12,000 of profit from the deals he’s loaned me money for.

Do you want to know the beautiful part of this story? Not only did I make a lot of money from the deals Ben loaned me money for, but I also made over $50,000 on the deals Ben brought me. Talk about a great relationship, one where both parties get something!

It all started because I introduced myself to Ben and then introduced Ben to the concept of private real estate loans. Private lending has created relationships that would never have existed if I relied solely on institutional financing for my real estate deals.

Ben isn’t the only example, either. I have another private lender that has brought me an offer, and I have a couple others that have told me that they are actively seeking offers for me, because they know that they will earn a finder’s fee, as well as the possibility of lending me some money for the deal. .

The offers that Ben brings me are offers that I never would have had the opportunity to do if I hadn’t met Ben. That’s called leveraging the relationship, and it’s the number five reason to use private money to invest in real estate.
